Interview and Hire a Professional Realtor
A knowledgeable realtor can be a huge asset long before you actually put your property on the market. He or she can give valuable insight into how to prepare your home to be listed. Remember that you are conducting a job interview when you meet with a realtor and that you deserve to know your agent's statistics and marketing plan. |

Prepare Your Home to Sell
Although there are many TV shows and books that address this subject, you are 99% of the way there if you remember the Three C's: Cleanliness, Clutter, and Colors. When showing your home, you want it to be as clean as humanly possible. You don't want any unnecessary clutter (invest in a P.O.D. or storage unit if need be), and you want the decor to consist of neutral colors. Remember, you are likely competing with at least ten to twenty homes that meet the same general criteria. Yours needs to be the one that's perceived as the most "move-in ready". |

Show Your Home
In today's market, it is important that your home is available to be shown at all reasonable times. A buyer is a precious commodity that the sellers are competing for. You don't want to miss out on the best offer because the house could not be shown. When a showing is scheduled, make an effort to be out of the house if possible. Buyers will remember your house more fondly if they had the opportunity to speak openly with their agent about their likes and dislikes. |

Negotiate an Offer
When an offer is received, rely on your agent's expertise to make good decisions throughout the negotiation. A good agent will provide you up to date information regarding comparable sales and your current competition. Remember that, ultimately, the demand for your home determines both the current market value and the degree of leverage you possess during the negotiation. |

Head to Closing
You're almost there. There are a couple common built-in "outs" for the buyer (home inspection and POA/condo document review). As you make your way towards closing, it's extremely important that your buyer loves the house as much at the home inspection as he/she did when they wrote the offer. Therefore, keep it showing well and be as cooperative as possible with the information the buyer may need (warranties, measurements, etc.). |
